Q: Who owns the properties being sold on www.qualityfloridalots.com?

A: All properties sold on www.QualityFloridaLots.com, are owned by our principals through various legal entities.  It must be specifically noted that www.QualityFloridaLots.com is not a real estate brokerage firm, nor are any the principals of www.QualityFloridaLots.com brokers or agents of a real estate affiliate.

Q: How do I buy a lot I am interested in?

A: Once you have decided which property you want to buy, we send you a simple 2 page contract.  Once you have returned to us a signed contract, we will provide you with a list of a few Title Companies/ Closing Agents in the county where the property is located.  We have no affiliation with any Title Company and you are free to choose any title company/ closing  agent you would like to handle the sale.  Basically, you then send the purchase price to the Title Company, we send all documents to the Title Company, and the Title Company closes the transaction and the property is yours!!

 Q: Do you guarantee ownership?  Are there any liens on the properties?

A: Yes we (and the national title company) guarantee 100% that the purchased Property is free of all outstanding taxes, liens, and recorded encumbrances, and that you have clear title to the Property.  Also, we provide a warranty deed, and affidavit that the property is free and clear of any past due taxes, liens or other financial encumbrances.  Finaly, the Title Company closing the sale provides you with an owner's title insurance policy which guarantees there are no liens on the property and will give you your money back if there EVER any problems with title to the property which have arisen prior to your ownership. 

Q: Should I visit the property before buying?

A: You don't have to visit the property before buying it from us, but of course you are welcome to! You should note that most people who buy from us have not seen the properties before purchasing them (other than aerial photos on the internet).

Q: Can I buy more than one property?

A: Yes, you can buy as many properties as you want from us.

Q: Do I need to qualify for financing and how long does it take?

A: No. We see it as our mission to make property ownership affordable for as many people as possible. Therefore we do not require formal qualifications. It is very simple: you want to buy a piece of land and we want to sell it to you. That's it. Our properties sell on a first come first serve basis.
